We are one of the managers owners research, so we wrote the answers ourselves. No spin, no invented quotes, and our sources named.

Because marketing pages all sound the same, and owners know it. Reddit threads are where people say what they actually paid, what actually went wrong, and which promises survived contact with a real property. It is the most skeptical research you can do, and that is exactly why it is worth doing before you sign anything.
A disclosure before we go further: we are Brisbane Airbnb Management. We manage short-stay properties across inner Brisbane, we are one of the options owners weigh up in those threads, and this page is written by us. What it is not: a summary of any single thread, and we do not quote individual posts. What it is: the recurring questions, answered with the same figures and documents we would put in front of you across a table.

03 · The Money Question
The average inner Brisbane listing earned $4,130 a month in owner revenue over the 12 months to August 2026, after booking platform fees (PriceLabs, 4,310 active listings). A comparable long term lease on the same apartment typically runs $3,000 to $3,400. That puts the short stay average about 29% ahead, before owner costs like utilities, internet and strata.
What the fee buys against that gap: daily dynamic pricing around every event on the calendar, guest screening, 24/7 response, hotel-standard cleaning coordination, and distribution across 25+ booking platforms rather than Airbnb alone. Done properly, management defends the gap; done lazily, a cheap fee with stale pricing costs more than it saves.
04 · The Warnings
Read enough threads and the same complaints cycle through. Every one of them is avoidable, and every one has a question that exposes it before you sign.

05 · The Legality Question
Yes. Running an Airbnb in Brisbane is legal today, with no permit, no registration and no cap on hosting nights. Brisbane City Council tabled a proposed Short Stay Accommodation Local Law in December 2025, the strictest regime Brisbane had seen, then paused it on 12 May 2026. It never came into force, and Council's own page confirms it is not proceeding at this time.
Two catches worth knowing before the threads scare you: whole properties run as short stays can be reclassified for council rates, and your building's body corporate by-laws are a separate layer that can restrict short stays in some apartment blocks. The recurring themes are lock-in contracts with exit fees, commissions charged on gross bookings instead of what the owner receives, linen billed per stay forever, margins quietly added to maintenance invoices, and listings held hostage because the account belongs to the manager. Every one of these is avoidable if you ask the right questions before signing.
Full-service headline rates run from 18% to well above 30% of booking income. The percentage means nothing until you know the base: 18% on gross bookings costs roughly $139 a month more than 18% on owner income on a $5,000 month. Ours is 18% + GST on owner income, published, with no lock-in.
Ask for the full fee schedule in writing, ask whether the fee is on gross or owner income, ask who owns the listing and its reviews, confirm month-to-month terms with no exit fee, verify their Queensland real estate licence on the public register, and ask for suburb-level data with a named source. Do all of this to us; we wrote the list because we pass it.
Hosts are genuinely split. The make-or-break for self-managing is a reliable cleaner and your own availability, and the repeated warning about managers is that some hold the listing and its reviews in their own account, so both stay with them if you leave. When you leave us, we transfer your listing and its reviews to you, subject to Airbnb's requirements.
Reported figures cluster from the high teens up to 25% plus cleaning or admin fees. Almost nobody in those threads asks what the percentage is charged on, which is the detail that decides the real cost: the same 18% costs about $139 more per month on gross bookings than on owner income on a $5,000 month.
No, not outright. Under Queensland's Body Corporate and Community Management Act, by-laws cannot prevent you letting your lot, but they can regulate conduct: noise, parking, common property, and they can be enforced equally against all residents. Honestly, much of it is hostile: the big r/brisbane threads are dominated by the housing debate and by frustration with badly run properties, parties and absent owners. Properties run properly, with guest vetting, sensible minimum stays and a 24/7 local contact who answers, are the ones neighbours barely notice, and that is the standard we manage to.
Yes, and it is a common pattern. Sort storage for anything you treasure, write a house manual that survives your absence, and decide who answers the phone at 1am. Our owners block out their own dates through a 24/7 owner portal and the calendar fills around them.
The market averaged 81% occupancy over the 12 months to August 2026 (PriceLabs, 4,310 active listings). Be skeptical of anyone implying near-full calendars all year: December peaks and June dips are normal, and pricing, presentation and response time decide which side of the average you land on.
Only if the listing is in your name. When a manager hosts your property under their own account, the reviews, ranking history and guest following you built stay with that account when you leave. We manage under our hosting account, and the day you leave we transfer your listing to you, subject to Airbnb's requirements: every review, your ranking history and the login.
