Brisbane Airbnb Compliance Checklist 2026: Smoke, Pool, Insurance

Brisbane Airbnb compliance: smoke alarms, pool safety and insurance

Three items decide whether a Brisbane short-stay property is genuinely compliant: interconnected smoke alarms (mandatory in every Queensland dwelling from 1 January 2027), a current pool safety certificate, and insurance that actually covers paying guests. Here is what each one requires, who enforces it, and what we handle for owners we manage.

01 · Smoke Alarms

The 1 January 2027 deadline

Queensland has the strictest smoke alarm rules in the country. Since 1 January 2022, every rental property has been required to have interconnected photoelectric smoke alarms that comply with Australian Standard 3786:2014, installed in every bedroom, in the hallways that connect bedrooms, and on every level of the dwelling. Alarms must be hardwired or powered by a non-removable 10-year battery, and when one sounds, they all sound. From 1 January 2027, the same standard extends to every Queensland dwelling, whether it is rented out or not.

"All Queensland dwellings, caravans and motorhomes must have compliant smoke alarms installed by 1 January 2027." · Queensland Fire Department smoke alarm FAQ

2022law since 1 Jan for QLD dwellings leased or sold
1 Jan 2027every QLD dwelling must comply, short stays included
10 yrsmaximum alarm life before replacement
12 monthsdocumented annual test: the short-stay benchmark

For long-term rentals, the RTA is specific: the owner or manager must test and clean every alarm within 30 days before the start of each tenancy, including renewals, and that obligation cannot be passed to the tenant. Short-stay guests are not tenants under the Residential Tenancies and Rooming Accommodation Act, so the 30-day tenancy cycle does not map onto nightly bookings. The installation standard still applies in full, and the duty of care sits squarely with the operator. That is why the industry standard for short stays is documented annual testing by a specialist compliance service, with records kept for every property.

"QFD interprets that a tenancy means a right to occupy residential premises given under a residential tenancy agreement to which the Residential Tenancies and Rooming Accommodation Act 2008 applies." · Queensland Fire Department smoke alarm FAQ

Our standard: every property we manage gets a documented smoke alarm compliance check at onboarding, and annual testing arranged through a licensed compliance technician after that. Records are kept on file, so if an insurer or investigator ever asks, the answer is one email away.

02 · Pool Safety

Certificates before the first guest

If your property has a regulated pool, and that includes spas and portable pools deeper than 300mm, two obligations apply. The pool must be registered with the QBCC, and you need a current pool safety certificate from a licensed pool safety inspector. The QBCC's wording is blunt: "you must not enter into an accommodation agreement unless a pool safety certificate is in effect." A short-stay booking is an accommodation agreement, so this applies before your first guest checks in, not at some future renewal.

Pool typeCertificate validity
Non-shared pool (houses, townhouses with their own pool)2 years from date of issue
Shared pool (apartment and unit complexes)1 year from date of issue, held by the body corporate

QBCC, verbatim: "Pool safety certificates are valid for 2 years for non-shared pools" and "1 year for shared pools" (source).

Apartment owners rarely realise the shared pool clock runs faster, and that the certificate is the body corporate's job to hold, not yours. Ask your body corporate manager for a copy once a year. Anyone can check whether a property has a current certificate, free, on the QBCC pool register.

Before you list: search your address on the register. No current certificate means no guests until a licensed inspector has issued one, and unregistered pools can attract fines at audit.

03 · Insurance

Cover that actually covers short stays

Standard home and landlord policies are priced for predictable, long-term occupancy, and most exclude paying short-stay guests. EBM RentCover's own warning is direct: "Standard landlord insurance may not work ... RentCover ShortTerm was designed for short-term accommodation like Airbnb homes." Two Australian specialists write genuine short-stay cover, and their published terms are worth knowing before you choose:

Policy detailTerri Scheer Short StayEBM RentCover ShortTerm
Who it suitsHoliday lets of 12 weeks or lessLets under 6 months: holiday homes, Airbnb, serviced apartments
Standout conditionOnly available for professionally managed propertiesNot available for renting a room in your own main residence
Cover highlightsBuilding and contents, tenant and guest damage, loss of rentGuest damage (accidental excess $350 per event, malicious $350 per claim), legal liability up to $20 million, loss of rent on confirmed bookings
Published pricing95% of customers paid $1.50 or less a day (policies bought or renewed Mar 2025 to Feb 2026)Queensland contents-only premium set at $592 a year (October 2025)

The Terri Scheer condition deserves emphasis: their Short Stay policy is reserved for professionally managed properties, full stop, with the policy wording stating cover "is only applicable where your property is managed by a property manager". Owners who self-manage cannot buy it. It is one of the quieter ways professional management pays for itself.

And AirCover?

Airbnb's own terms state the Host Damage Protection guarantee "is not insurance or an offer to insure and does not take the place of insurance obtained or obtainable by you". It is a reimbursement program that Airbnb administers at its discretion, it commonly pays depreciated rather than replacement value, and it only touches bookings made through Airbnb itself. Every booking that arrives through Booking.com, Vrbo, Expedia or a corporate channel carries no AirCover protection at all. Useful as a backstop, never a substitute.

Our position: we are not insurance advisers and this is general information, not financial advice. What we do insist on is that every managed property holds genuine short-stay cover, and we confirm it at onboarding. Read the current PDS for any policy, and speak to a licensed insurance broker if you need advice on your situation.

04 · At Onboarding

What we handle, as standard

  • Smoke alarm compliance checked against the 2027 standard, with documented annual testing arranged through a licensed compliance technician
  • Pool registration and a current pool safety certificate verified on the QBCC register before the first guest arrives
  • Short-stay insurance confirmed, with the two specialist options above walked through so you can choose with eyes open
  • All of it coordinated and documented by us inside the one-off $880 onboarding package. Third-party costs stay with you: alarm hardware or installation, the technician's annual test, the pool inspector's certificate fee and the insurance premium itself.

Compliance is the unglamorous part of short stay, right up until the day it is the only part that matters. Handled once, handled properly, it protects the income everything else on this site is about. For the bigger legal picture, including the paused local law, see our Brisbane Airbnb rules guide.

05 · Common Questions

Compliance, answered straight

Do I need a pool safety certificate for Airbnb in Queensland?

Yes, if your property has a regulated pool. The QBCC states you must not enter into an accommodation agreement unless a pool safety certificate is in effect, and a short-stay booking is an accommodation agreement. Certificates are issued by licensed pool safety inspectors, last 2 years for a non-shared pool and 1 year for a shared pool, and you can check any address free on the QBCC pool register.

What smoke alarms does my Brisbane Airbnb need?

Interconnected photoelectric smoke alarms complying with Australian Standard 3786:2014, installed in every bedroom, in hallways that connect bedrooms, and on every level of the dwelling. They must be hardwired or powered by a non-removable 10-year battery. This has been mandatory in Queensland rental properties since 1 January 2022, and from 1 January 2027 it applies to every Queensland dwelling.

Is AirCover enough insurance for my Airbnb?

No. Airbnb states in its own terms that Host Damage Protection is not an insurance policy. It is a reimbursement program that Airbnb administers at its discretion, it commonly pays depreciated rather than replacement value, and it only applies to bookings made through Airbnb itself. Bookings through any other channel carry no AirCover protection at all, so a dedicated short-stay policy remains essential.

Does body corporate insurance cover my apartment for Airbnb?

Not for short-stay risk. Body corporate insurance covers the building structure and common areas. It does not cover your contents, damage caused by your guests inside your lot, or your liability to guests inside your apartment. You still need a short-stay policy for the risks inside your front door.

What happens if my smoke alarms are not compliant by 2027?

From 1 January 2027 every Queensland dwelling must have interconnected photoelectric alarms, and Queensland Fire Department can issue fines for non-compliance. The bigger exposure is liability: a fire in a non-compliant property with paying guests is a position no owner wants to defend. Upgrading now costs a few hundred dollars per property.

How much does short-stay landlord insurance cost in Queensland?

Published figures: EBM RentCover set its Queensland contents-only ShortTerm premium at $592 a year in October 2025, and Terri Scheer reports 95% of Short Stay customers paid $1.50 or less a day (policies bought or renewed March 2025 to February 2026). Actual premiums depend on the property, the sums insured and the excesses you choose, so treat these as guide figures and get a current quote against the PDS.

Want compliance handled, not just explained?

Every property we onboard gets the smoke alarm check, the pool certificate verification and the insurance confirmation as standard. If your property is not suited to short stay, we will tell you that too.
