Queensland Licensing · Owner Guide
Is your Airbnb manager licensed?
By Cameron Tupper, QLD licence 4912167, updated 26 October 2026
The Queensland Office of Fair Trading's official guidance says a person managing rentals for someone else for reward, including through short-term platforms, needs the required real estate licence or another legal permission. An owner may let their own property without a licence. Use the official register before you sign.

Short-term letting is not a licensing loophole
The Queensland Office of Fair Trading's published licensing guidance states that anyone managing rentals for owners, including through short-term platforms, requires a real estate licence. The same official report distinguishes that work from an owner letting their own property.
The current Property Occupations Act 2014 is the legislation to read with that guidance. Section 26 describes a real estate agent’s authorised activities, including letting real property, negotiating lettings and collecting rents as an agent for others for reward. Section 57 restricts performing property-agent activities without the required licence or other legal permission.

02 · The Practical Check
Check any manager’s licence before you sign
- Ask for the full name and licence number. Confirm who will actually perform the letting and management work, and which person or entity is named in the management agreement.
- Use the official Queensland Government guidance. Open the Check a licence page and follow the current register link. Search by the person’s name or licence number.
- Read the result carefully. Check the licensee name, licence type and the register’s “details current at” field. Do not rely on a logo, a screenshot or a number printed in a proposal.
- Allow for register timing. Queensland Government guidance says register data is updated overnight. A very recent change may not appear immediately.
- Resolve an unclear search. Check the spelling and search method, ask the manager to explain the arrangement, and use the official unsuccessful-search or formal-extract guidance if needed.

04 · Due Diligence
A licence is the start, not the whole comparison
The Office of Fair Trading's official report says licensed-agent protections include training, criminal-history checks and trust-account requirements. Owners should still read the actual agreement and ask how those requirements apply to their arrangement.
- Confirm the legal entity and the person responsible for the property
- Ask how owner funds, booking payouts and any trust accounting work
- Compare the complete fee schedule and the base on which fees are calculated
- Document repair approvals, invoice arrangements and any associated charges
- Confirm listing ownership, review history, existing bookings and exit arrangements
- Review insurance responsibilities and guest-damage processes for the property and channels used
