02 · Where DIY Income Leaks
Brisbane is not one market with one rate. Inner Brisbane listings averaged $6,755 a month over the 12 months to July 2026, but the year is a rhythm: December peaked at about $8,800 per listing while June bottomed near $5,000 (Source: AirDNA, inner Brisbane, 12 months to July 2026). A static nightly rate captures neither the peaks nor protects the troughs.
Event weekends are the obvious example. Ekka week, Riverfire, the Gabba's Test matches and stadium concerts all create demand spikes that are visible weeks in advance and priceable to the night. A rate set once and forgotten leaves that money on the table, and the same listing can also sit empty mid-week because the rate never moves down.
Professional revenue management is not magic. It is daily attention: booking pace against the same dates last year, competitor supply, event calendars and lead times. It is the single biggest income difference we see between self-managed and professionally run listings.

03 · The Always-On Part
Guests message at the times you least want to answer: Friday night check-ins, Sunday morning questions, 11pm lockouts. Airbnb's algorithm rewards fast responses with better placement, so slow replies do not just annoy guests, they cost you future bookings.
Screening is the other half. Accepting everyone fills the calendar fast and fills it badly. Declining the wrong booking is a skill: it protects your property, your reviews and your relationship with neighbours and body corporate. One bad party booking can undo a year of careful review building.
04 · The Physical Work
Every checkout starts a clock. The property needs cleaning, linen changes, restocking and a proper check before the next arrival, which is sometimes the same afternoon. Self-managing owners either keep that schedule themselves or build a small team: a cleaner you trust, a backup cleaner, and trades who will actually show up.
Maintenance matters more in short stay than in a long-term rental. Small issues become public reviews. A dripping tap mentioned three times in a row drags your rating, and your rating is your income.
05 · Where Guests Come From
Most self-managing owners list on Airbnb alone. Through the national Oasis Stay platform we publish, price and sync listings across 25+ booking platforms, including Booking.com and Stayz, plus corporate, relocation and insurance demand most owners cannot access directly.
Every extra channel is another stream of bookings: less reliance on any single platform, higher occupancy across the year, and guests who often stay longer. Distribution is invisible when it works; you notice it only in the empty weeks of a single-channel calendar.
06 · Run the Numbers Properly
The right comparison is not "18% + GST versus nothing". It is owner income under each path. At the current inner Brisbane market average:

From that $5,418 you cover your own costs: utilities, internet, strata or rates. Against roughly $3,000 to $3,400 for a comparable long-term lease, professional management at the market average leaves the typical owner around 69% ahead each month, after fees and before owner costs. The December peak, at about $8,800 gross, is where the year is really made.
A self-managed listing avoids the $1,337 fee but often earns less gross, on one channel, at static rates. If that gap is more than about 20% of the achievable gross, DIY costs more than management. And that is before you price your own hours.
