Mid-term, insurance and relocation stays in Brisbane
By Cameron Tupper, QLD licence 4912167, updated 2 November 2026
Short stay management can include more than weekend bookings. Through the national Oasis Stay platform, suitable properties can be considered for corporate, relocation and insurance stays alongside major booking channels. Every enquiry depends on property fit, availability, guest requirements and written terms.
Discuss Your Property Short Stay Management Hub01 · Stay Types
One property can serve different accommodation needs
The purpose of the booking matters as much as the calendar length. A visiting tourist, a family between homes and an insurer housing a policyholder can need different terms, support and owner approvals.
| Stay type | What to assess before accepting |
|---|---|
| Short stays | Nightly pricing, minimum-stay settings, turnover timing, guest-paid cleaning and ordinary booking-channel terms |
| Mid-term stays | The guest’s purpose, required dates, extension options, payment schedule, cleaning cadence and written agreement |
| Insurance stays | The booker and payer, covered occupants, approval documents, extensions, damage process and invoicing requirements |
| Relocation and corporate stays | The employer or relocation contact, guest identity, workspace and access needs, invoicing and any supplier terms |
This page does not publish a universal night threshold for “mid-term”. The enquiry, intended use and written terms should define the arrangement rather than an arbitrary label.
02 · Property Fit
What Cameron Tupper assesses before presenting a stay option
- Location, access, parking and the guest’s likely daily destination
- Bed configuration, bathrooms, furnishing, kitchen and laundry facilities
- Workspace, Wi-Fi and the practical needs of a longer stay
- Property presentation, photography and accurate accessibility or stairs information
- Your available dates, owner-stay plans and preference for different booking types
- Cleaning, inspection, maintenance and restocking arrangements
- Expected owner revenue, operating costs and the terms attached to the enquiry
A channel relationship does not make every property suitable for every guest. Cameron Tupper’s role is to assess fit and explain the trade-offs, not to promise a placement.

03 · Insurance Stays
Confirm the booker, payer and approval documents
An insurance-related stay may involve a policyholder, an insurer and another accommodation coordinator. Before accepting, the owner needs to know who is making the booking, who pays, who may occupy the property and which document governs the stay.
- Confirm the approved dates and how extensions or early departures are handled
- Confirm the invoicing, payment and cancellation terms in writing
- Document cleaning, inspections, maintenance access and any occupant-specific requirements
- Clarify bond, damage, claims and incident-reporting arrangements rather than assuming a booking-channel process applies
- Keep the property’s insurance responsibilities separate from the guest’s or booker’s arrangements
04 · Relocation And Corporate
Practical suitability matters for guests settling into Brisbane
Relocation and corporate guests may need a workable base while they start a role, search for a home or manage a project. The useful details are often practical: a reliable workspace, Wi-Fi, transport, parking, laundry, kitchen facilities and clear check-in support.
The booking can also involve an employer or relocation coordinator rather than the guest paying directly. Confirm the booker, occupant, purchase-order or invoicing requirements, payment schedule and any supplier agreement before the calendar is blocked.
Oasis Stay’s relocation, insurance and corporate relationships add channels to consider. They do not guarantee enquiry volume, a placement, a nightly rate or a minimum stay for a particular property.
05 · Fees And Terms
Put placement-specific terms in writing before acceptance
The site’s standard published short stay management charge is 18% + GST on owner income, with a separate one-off $880 onboarding package. Do not assume every insurance, relocation or corporate placement uses identical payment, cancellation or supplier terms.
Cameron Tupper will confirm the applicable commercial terms for an enquiry before you accept it. This page deliberately makes no claim about a special mid-term fee, a fixed minimum stay, placement volume, approval timeline or guaranteed revenue.
| Compare | Question to answer in writing |
|---|---|
| Income | What is payable, by whom, and on which dates? |
| Costs | Which management, cleaning, linen, consumables, maintenance or supplier charges apply? |
| Calendar | Which dates are committed, and how are extensions, cancellations and owner stays handled? |
| Property care | What inspection, access, damage and incident arrangements apply? |
| Exit | When does the placement end, and what happens if the guest or booker changes plans? |
Review the standard management fees and inclusions as the starting point for that discussion.
06 · The Process
From property review to an informed yes or no
- Review the property and your preferences. Share the address, available dates, owner-stay needs and the stay types you want to consider.
- Assess fit and likely net outcome. Compare the property and proposed terms with the alternatives rather than looking only at a headline nightly or monthly figure.
- Confirm the written terms. Document the booker, payer, dates, charges, approvals, cleaning, inspection, cancellation and extension arrangements.
- Accept only when the arrangement is clear. Calendar and guest arrangements can then be coordinated under the agreed management process.

Verified Bowen Hills case study
See what changed at a Bowen Hills apartment
A flat nightly rate and frequent one-night stays became a property-specific strategy with a three-night minimum, professional presentation and broader distribution. The verified six-month comparison recorded 89% occupancy, approximately $29,100 gross revenue and less than 15 minutes of owner involvement per month. Results are property-specific.

Mid-term and partner-channel stays, answered
Do you guarantee insurance, relocation or corporate bookings?
No. These channels are additional demand sources, not guaranteed placements. Suitability, availability, guest requirements, pricing and written terms all affect whether a booking can proceed.
How many nights count as a mid-term stay?
There is no universal night threshold published on this page. Cameron Tupper will define the stay type and applicable terms for each enquiry rather than apply an unsupported one-size-fits-all definition.
Can I set preferences for the stays I will consider?
Yes, discuss your preferences before listing or accepting an enquiry. Availability, approval rights and booking settings should be documented in the agreed management arrangements.
Is a longer stay always better than a short stay?
Not always. Compare likely net income, vacancy between bookings, cleaning and operating costs, guest terms, flexibility for owner stays and the condition and inspection process.
Are the fees and payment terms the same for every channel?
Do not assume so. The standard published management charge is 18% + GST on owner income, but any placement-specific commercial and payment terms must be confirmed in writing before acceptance.
